The seller’s contractor refused to fix a water leak that was inside the ceiling because it’s not visible and trying to find excuses not to fix the non working heater. Johnny not only did a thorough inspection again but also took photos with his special tools to show moisture collection inside the wall and convincing the contractor to fix the problem.
Our appointment was for 10:00 AM, but Johnny was there by 9:30 AM; we rolled up at 9:55 AM, and our potential upstairs neighbor was inquiring about Johnny’s presence, and he was answering with all the diplomacy of a seasoned professional. We introduced ourselves, and chatted for a little while as we waited for the lockbox code.
Once we got the code, we headed in to start working. Johnny told us what he was going to do and let us know we were free to poke around while he checked everything out. We spent our time taking measurements of the place and checking out the storage areas again. We had a fun little incident of a ghost in the kitchen, who turned on the faucet (just kidding–if the handle wasn’t horizontal, it would gradually loosen and start the faucet).
Johnny was super detailed and documented all the little things (including faucet leaks, a ceiling fan/light that didn’t work, the temperature/functionality of the heating and AC, and the dishwasher has a blockage), and our inspection report was truly comprehensive with photos, videos, and descriptions of the issues found–he was done with the inspection report before we left the condo, so our realtor was able to get started talking to the listing agent about the areas that needed to be addressed.
Overall, we couldn’t have asked for a better inspector. We wish there was an option to rate Johnny 10/5, because he surely is!
