Know ExactlyWhat You're Buying
Orange County home inspections that turn uncertainty into confidence. No guesswork, no surprises, no regrets.
We've Seen What Happens When the Wrong Inspector Gets Hired.
Too many buyers move in without property inspections and find themselves calling an electrician, a plumber, or a mold remediation company weeks later — because the inspector they hired missed the real stuff.
Our team brings 15 years of inspection experience and a construction background to every job. When we walk through a house, we’re looking at it through the eyes of people who’ve built them and repaired them.
Our job isn’t to hand you a checklist — it’s to find what’s hiding. Electrical hazards, slow gas leaks, moisture behind walls, failing roofs, structural damage, mold you’d never see on your own. That’s why we use thermal imaging, moisture meters, and gas detectors on every inspection. And why we developed The Zero Gap Method — our proprietary process built to make sure nothing gets missed.
We do not exaggerate. We do not minimize.
Because you only get one chance to find out what’s really going on inside that house.
Once you own it — it’s all yours.
The goal is not to find a perfect home. The goal is to help you clearly understand the one you are buying.
You’re not just buying an inspection. You’re buying peace of mind that nothing big was missed.

Updated 8/2/18
The seller’s contractor refused to fix a water leak that was inside the ceiling because it’s not visible and trying to find excuses not to fix the non working heater. Johnny not only did a thorough inspection again but also took photos with his special tools to show moisture collection inside the wall and convincing the contractor to fix the problem.
Our appointment was for 10:00 AM, but Johnny was there by 9:30 AM; we rolled up at 9:55 AM, and our potential upstairs neighbor was inquiring about Johnny’s presence, and he was answering with all the diplomacy of a seasoned professional. We introduced ourselves, and chatted for a little while as we waited for the lockbox code.
Once we got the code, we headed in to start working. Johnny told us what he was going to do and let us know we were free to poke around while he checked everything out. We spent our time taking measurements of the place and checking out the storage areas again. We had a fun little incident of a ghost in the kitchen, who turned on the faucet (just kidding–if the handle wasn’t horizontal, it would gradually loosen and start the faucet).
Johnny was super detailed and documented all the little things (including faucet leaks, a ceiling fan/light that didn’t work, the temperature/functionality of the heating and AC, and the dishwasher has a blockage), and our inspection report was truly comprehensive with photos, videos, and descriptions of the issues found–he was done with the inspection report before we left the condo, so our realtor was able to get started talking to the listing agent about the areas that needed to be addressed.
Overall, we couldn’t have asked for a better inspector. We wish there was an option to rate Johnny 10/5, because he surely is!

Johnny is nothing but professional and his years of experience shows in the care he takes when inspecting homes. Highly recommended!
5/22/20 Update
As promised, Johnny helped me again on a second home (our first home from the earlier report fell out of escrow). Again, he totally exceeded our expectations. We didn’t know he also was a pool expert. Johnny was super thorough and made everyone feel comfortable and informed. It felt like everyone in the house knew Johnny. As he did his inspections, he would occasionally chat with the home owner who was really friendly and helpful. Johnny would then pull me into conversations with him and the owner to not only familiarize myself with what is being inspected but also how to do maintenance in the future as I become the new home owner. It’s seldom that a former home owner will go through so much detail with the new home owner. Johnny was great at facilitating those conversations IN ADDITION to doing his inspection. Johnny also followed up with the owners on taking advantage of a service warranty on the HVAC (that they already paid for) to help the new owners (me) transition to the house. Johnny’s thoughtfulness and willingness to go above and beyond truly shows how much he cares about his customers and treats them as if they are his family. I highly recommend Johnny, hands down best home inspector in SoCal!!!
Frequently Asked Questions
What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How much does a home inspection cost?
The cost will vary based on the square footage of the home, the age of the home, and location of the home. Call, text, or email us for a quote today!
How long does a home inspection take?
Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).
Should I attend the inspection?
Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
