Property Inspections in North Tustin, CA
North Tustin, CA, doesn’t look like most of Orange County, and that’s exactly the point for many people who choose to live here. Rolling hills, larger lots, horse trails winding through neighborhoods like Cowan Heights and Lemon Heights- it’s a community that feels more rural than its address suggests, even though it’s minutes from everything Orange and Tustin have to offer. Logic Inspection Group has spent years inspecting homes throughout North Tustin, and we’ve come to appreciate just how different this community’s housing stock is from the tract developments found elsewhere in the county.
Whether you’re looking at a custom hillside home with a view, an older ranch style property on a half acre lot, or a smaller commercial building nearby, our residential and commercial inspectors bring the same level of scrutiny to every job. North Tustin’s older housing stock and varied terrain mean foundations, drainage, and roofing all deserve a closer look than a cookie cutter suburban inspection might give them. We take the time to walk the full property, test what needs testing, and explain exactly what we find in terms that actually make sense, whether you’re a first time buyer or someone who has been through this process several times before.
About North Tustin, CA
North Tustin is an unincorporated community in Orange County, sitting in the foothills between the cities of Tustin and Orange. It has intentionally resisted the dense development seen in surrounding areas, and zoning has long protected larger residential lots and the equestrian character the community is known for. Many homes date back to the 1960s and 70s, custom-built on sloped or hillside lots, which means inspections here often involve more attention to grading, retaining walls, and foundation movement than you’d typically find in a flatter, newer subdivision. It’s a community built around space and privacy, and the housing reflects that in both its character and its quirks.
Property Insights
North Tustin’s mix of custom homes, older ranch properties, and the occasional commercial building calls for a broad set of services, which is exactly what we offer:
- Residential inspections for buyers, sellers, and homeowners
- Commercial inspections for the office and retail spaces scattered throughout the area
- New construction inspections for the custom builds still going up on larger lots
- Manufactured home inspections
- Pre-listing inspections to help sellers get ahead of surprises
- Mold inspections and testing
- Sewer inspections, particularly important for older properties on original lateral lines
- Pool and spa inspections, common given how many North Tustin properties include one
- Thermal imaging inspections to spot moisture intrusion and insulation gaps that aren’t visible to the naked eye
Sewer inspections come up more often here than in many newer Orange County communities. With so much of North Tustin’s housing dating back several decades, original clay or cast iron lateral lines are still common, and a camera inspection can save a buyer from an expensive surprise down the road.
Popular Neighborhoods in North Tustin
Cowan Heights and Lemon Heights remain two of the most recognized neighborhoods in North Tustin, both known for larger hillside lots, mature landscaping, and views that stretch out toward the coast on a clear day. Red Hill, closer to the community’s southern edge, offers a mix of ranch-style homes and newer custom builds. Nohl Ranch, bordering the community’s northern reaches, is popular with buyers who want easy access to Peters Canyon while still enjoying North Tustin’s larger lot sizes. We inspect properties across all of these pockets, along with the smaller streets tucked throughout the community’s winding hillside roads.
Local Attractions and Activities
Peters Canyon Regional Park sits at the edge of North Tustin and offers miles of hiking and biking trails around a reservoir, making it one of the area’s most used outdoor spaces. The equestrian trail system that runs through much of the community is a defining feature for horse owners and one of the main reasons people choose North Tustin over more developed parts of the county. Old Towne Orange, just a short drive away, is known for its antique shops, restaurants, and the historic Orange Plaza roundabout, a favorite weekend destination for North Tustin residents. Irvine Regional Park, one of the oldest regional parks in California, is also nearby and offers everything from a small zoo to train rides for families. These amenities make North Tustin feel like a retreat while keeping you close to everything Orange County has to offer.
Why Choose Us for Your Property Inspection?
Logic Inspection Group has built its reputation in this part of Orange County by understanding what makes North Tustin different. Hillside lots, older infrastructure, and a mix of residential and light commercial properties all call for an inspector who knows what to look for and where. We don’t rush through custom homes the way a cookie cutter inspection company might, and we bring the same care to a commercial building as we do to a five bedroom hillside estate.
Because so many North Tustin properties sit on sloped or irregular lots, we pay particularly close attention to drainage patterns and retaining wall condition, details that a lot of standard inspections gloss over. We’d rather spend the extra time on-site than have you discover a drainage issue after the first heavy rain of the season. Take a look below at what North Tustin clients have said about working with our team.

We’ve worked with this company twice already, and in both cases the report was clear and well-crafted. Johny, the person who performed the inspection on both occasions, was also spotless in demeanor. He is very polite, organized, and professional. Nothing to complain about or suggest improving: his service is really good.

We had a home inspection done over the holiday weekend and we're so grateful for Johnny making himself available to us. The entire process from getting a quote, scheduling, the actual inspection on site, and receiving the report was nothing but pleasant and efficient. Communication was smooth and his level headed approach gave us peace of mind knowing what items are truly significant and what are easy fixes.
He took the time to educate us, answer all our questions patiently, and you can tell he is extremely knowledgeable about his work and deeply experienced. He's honest and forthcoming when there's something that requires more specialized evaluation. I can't say enough good things about Johnny and his quality of work, and we'll probably call him for all inspection needs in the future!

Logic inspectors deserve ten stars out of five. Especially the mold service.
My worst fear is being stuck with a lemon of a house... hidden costs that don't show up until its too late. Logic uses the latest tech and testing to analyze and produce a comprehensive report that will identify all of the costs and risks present in the house.
From my inspection report, I was able to estimate $78k of repairs to bring the house to like-new condition. Before the Logic report, my estimate was around $30k.
On time. Less than two hours in-and-out. Comprehensive online report. Multiple follow up responses to questions.

Today I was able to walk through with Johnny while he completed my home inspection. He was not only thorough, but he explained everything he was checking, why, and what he was looking for. He clearly explained what he found and the severity of each item he was listing on the report. He made me feel informed, confident in the purchase,
And knowledgeable what needs to be done for the safety of having small children in the home.

He explained everything clearly in a way that was informative without feeling overwhelming. We felt confident and well-informed after the inspection, and we would absolutely work with him again.

Best investment in this whole home buying process. Johnny is thorough and explained the major issues that the home had to us at the time of inspection making getting the final report less of a surprise and more of a confirmation. Saved us from a potential disaster of a home. Don't skip the home inspection! It is a great tool to make an informed decision. Highly recommend.

If it wasn’t for Johnny, we would have been in big trouble. The house we were buying in Corona is pretty on the outside but all broken inside. He helped us find a water leak and using his infra-red gun, he showed us where the leak is coming from and how bad the damage is. Then he found that our AC wasn’t working efficiently. We had the same AC issue when we bought our first home but the ex-inspector never reflects any issue. Johnny is different, he is really into finding all the issues of the house and writing it clearly. At 107 Fahrenheit , he is up and down the attic trying to locate what’s broken. No only he tells you what’s broken, he even go to the extreme of going into the attic check which component is causing the issue. He also explained how a HVAC works so that we knows how to communicate with the seller. There is even video to show the whole house fan not working properly. This is probably the worst house buying experience due to the conditions of the house but Johnny helped make it possible. I would have given him a 10 stars if possible.

The seller’s contractor refused to fix a water leak that was inside the ceiling because it’s not visible and trying to find excuses not to fix the non working heater. Johnny not only did a thorough inspection again but also took photos with his special tools to show moisture collection inside the wall and convincing the contractor to fix the problem.
